XRP Ledger is making significant strides in global adoption, refuting long-standing criticisms that Ripple is merely offloading its XRP holdings for profit. A groundbreaking initiative launched in Dubai is now shining a spotlight on XRP’s practical utility, turning skeptics into believers.

In a historic first, the Dubai Land Department (DLD), in partnership with blockchain firm Ctrl Alt, has unveiled a real estate tokenization program fully integrated with the XRP Ledger (XRPL). This marks the first use of a public blockchain to tokenize property deeds in the Middle East, enabling secure and legally-compliant trading of fractional real estate.

The platform behind this enterprise, PRYPCO Mint, is already operational, with investment thresholds starting as low as AED 2,000 (approximately $545). This substantial reduction in entry barriers is expected to democratize real estate investment across the region.

Projections suggest this tokenization effort could account for a staggering $16 billion market share — roughly 7% of Dubai’s real estate transactions — by 2033. Such growth potential provides a powerful rebuttal to the claim that Ripple is using XRP solely as a fundraising vehicle.

XRP advocate and analyst @CryptoInsightUK responded to the news by emphasizing Ripple’s status as the only crypto firm to hold a full digital asset payment license in the UAE. This milestone, achieved back in March, adds weight to Ripple’s credibility in the region.

Following up on this achievement, Ripple executives recently held high-level meetings with UAE officials. According to reports, they are exploring deeper collaborations to expand XRP’s real-world footprint, particularly in fast-evolving markets like the UAE.

The key takeaway, as highlighted by CryptoInsightUK, is the practical application of the XRP Ledger in tokenizing land in a robust economic environment. This initiative contradicts the notion that XRP lacks utility or is only leveraged for speculative selling by Ripple.

Backing the project is the Dubai Real Estate Evolution Space Initiative (REES), which operates under the larger Dubai Economic Agenda (D33). These strategies aim to modernize national infrastructure through cutting-edge technologies. The alignment with such strategic goals demonstrates the government’s confidence in blockchain technology — and in XRPL specifically.

Ctrl Alt played a central role in bridging the blockchain with Dubai’s existing land registry systems. According to CEO Matt Ong, they chose XRPL for its reliability, cost-efficiency, and open, decentralized network. This made it a natural fit for a project demanding both local legal compliance and modern digital efficiency.

Ripple’s global expansion doesn’t stop with Dubai. As previous reports indicate, their full payments license in the UAE positions them to tap into the region’s $400 billion financial market. The company’s role in a government-led initiative further validates XRPL’s potential as a foundational layer for digital asset innovation.

Even the World Economic Forum has taken note. In a recent report on tokenization, the WEF commended XRP Ledger as the infrastructure behind the world’s first $1 billion tokenized private equity and debt fund. This project aims to bring greater accessibility and liquidity to traditionally illiquid asset classes through digital transformation.

Ripple CTO David Schwartz applauded XRPL’s capabilities, citing its performance, security, and economics. Venkat Bussa, CEO of Aurum, also expressed enthusiasm, calling the fund a major leap forward in real-world asset tokenization.
